Any VA or SC Brides on here?

We're having such a hard time finding a venue in NC that:

a.) is something different to a hotel- we'd ideally like an estate house or antique farm
b.) holds at least 200 guests (seated) indoors- FH is adamantly against the idea of a Marquee tent, except for the cocktail hour.
c.) has an outdoor ceremony site
d.) is of a reasonable cost. We really don't feel like paying $20,000 for venue fees & catering (excluding decor rental if its not included)

I've sent out at least 50 emails in the past 2 days to every venue I've come across that looks at least half decent and most of the replies are disappointing. We've decided we'll extend our search to Virginia (preferably Shenandoah Valley, Midloathian and Richmond areas) and South Carolina (preferably Charleston) because FH was born in VA and graduated from Johnson & Wales University in Charleston.

I emailed the Middleton Plantation in Charleston this evening and I'm looking forward to their response- was it obnoxious of me to ask if we could get a discount if we could prove my FH is a direct descendant of Arthur Middleton, the plantations original owner?

Anyway, are there any SC/VA brides on here that could provide a few ideas? I really don't know either of the areas well (i'm a FL/NC girl myself) so I'm not sure where to start!

i lived in both FL (high school) and NC (college) myself! my parents lived for ahwile in charleston until they moved here... and there are some gorgeous places... i think you will have the most luck searching around there for what you are looking for!

I'm from Richmond, Va, my FI and I were going to get married there but since we both live in Atlanta, Ga we decided to get married here, plus its somewhat neutral for both families to travel. Anyway, here are some sites to check out and good luck!!

I am from Charleston, SC.  There are a lot of options here but places book well over in a year in advance.  I am sure you have already heard back from Middleton Plantation by now...  Another place to check out would be Boone Hall Plantation.  Those were both venues on my list, but were already booked.  A good place to to get lots of venue ideas is www.charlestoncvb.com.
